This guide cuts through the jargon and tells you what to actually pay attention to.\n\n## What to look for on a viewing\nMost people view a property and focus on size, light and whether they like it. Here is what else to check:\n- Boiler age and condition. Ask when it was last serviced. An old boiler in a cold rental is a miserable problem.\n- Water pressure. Run the tap and the shower. Low pressure is a daily inconvenience that's rarely fixed.\n- Mobile signal in the kitchen and bedroom. You'll notice this more than you expect.\n- Storage. Wardrobes, kitchen cupboards, under-stairs space. Most properties have less than the photos imply.\n- Broadband. Ask what's available at this address specifically, not in the area generally.\n- Neighbours and noise. Listen. If you're on the ground floor of a flat, what's above you?\n- Condition of fixtures. Look at the oven, the bathroom sealant, the window frames. These small signs tell you how well the property has been maintained.\n\n## Understanding the tenancy agreement\nSince the Renters' Rights Act 2026, all new tenancies in England are periodic. Rolling month-to-month rather than fixed-term. This is actually better for most renters: there's no fixed end date that creates annual uncertainty, and you stay until you choose to leave (with the notice period in your agreement) or until a landlord exercises a valid legal ground for possession.\n\nKey things to check in any tenancy agreement:\n- Notice period. How much notice do you need to give to leave? How much notice does the landlord need to give you?\n- Rent review clause. How often can rent be increased, by how much, and with what notice? (Under the 2026 Act: no more than once per year, using proper Section 13 notice.)\n- Maintenance responsibilities. What are you responsible for and what falls to the landlord?\n- Pet policy. If you have or might want a pet, check this carefully and get written confirmation of any verbal agreement.\n- Permitted alterations. Can you put up pictures, repaint, install anything? What requires permission?\n\n## Deposits and alternatives\n\nA traditional deposit is five weeks' rent. It is held in a government-approved tenancy deposit scheme for the duration of your tenancy. At the end of the tenancy, it's returned minus any deductions for damage beyond fair wear and tear.\n\nDeposit alternative schemes exist and are legal. Instead of paying five weeks' rent upfront, you pay a smaller fee (roughly one week's equivalent) to an insurer who underwrites the landlord for damage. You're still liable for any damage at the end of the tenancy, but you don't need the cash upfront. This is offered by several providers and is increasingly available from better-managed rental operators.\n\nWhichever option you use: photograph everything on move-in day. Every wall, every floor, every appliance. Email the photos to the landlord or management company on the day you move in so there's a time-stamped record. This is the single most important thing you can do to protect your deposit.\n\n## Referencing: what landlords check\n\nBefore you're offered a tenancy, you'll typically go through a referencing process. This usually includes:\n- Income verification. Most landlords require your annual income to be at least 30x the monthly rent. Some apply 2.5x annual salary.\n- Credit check. This looks for County Court Judgements (CCJs), defaults, or bankruptcy. A good credit history helps; a problem with credit doesn't automatically disqualify you but may require a guarantor.\n- Previous landlord reference. Confirming you paid rent on time and maintained the property.\n- Employment reference. Confirming your income and employment status.\nIf you are self-employed, recently changed jobs, or have a more complex financial history, let the landlord or agent know before referencing rather than after. Most situations can be accommodated with the right evidence.\n\n## Managed vs unmanaged rentals: why it matters\n\nA significant number of private rental properties in the UK are 'unmanaged'. The landlord deals directly with tenants and maintenance is handled case-by-case, often slowly. This works fine when nothing goes wrong. When something does, the quality of the landlord-tenant relationship determines how quickly your boiler gets fixed, how fairly your deposit is treated, and whether a maintenance problem gets resolved or drags on for months.\n\nProfessionally managed properties. Either managed by an agent on behalf of a landlord, or directly. Tend to have clearer processes, faster response times, and more consistent standards.
